Pay particular attention to cooling coils, which are designed to remove water from the air and can be a major source of moisture contamination of the system that can lead to mold growth. Make sure the condensate pan drains properly. The presence of substantial standing water and/or debris indicates a problem requiring immediate attention. Check any insulation near cooling coils for wet spots.
Air conditioner size is measured in “tons.” However, the tonnage of an HVAC unit is not actually based on its weight. A “ton” is simply a measure of an air conditioner’s ability to cool your home. One ton is the ability of your air conditioning system to cool 12,000 BTUs (BTU stands for British Thermal Unit) in an hour. Likewise, a “2-ton” central air conditioner is able to cool 24,000 BTUs per hour.
Though this installation is not always complicated, it's best to work with an air conditioning contractor to ensure it's done correctly. Permits are usually required for this type of work and can be obtained by a state-licensed contractor. If you’ve been there 13 years.your landlord has made enough money to have those problems repaired.I would call your city property standards dept. And let them know what.conditions you are having to live.There is no excuse for living in those conditions when most problems like that are easy fixes.Especially if your kids are getting sick. Tell your landlord your.calling City Health Inspector if he doesn’t fix.the problems.
I spent a lot of time reading all these posts and frankly I can’t believe the way some people think. 1. If there is dust and dirt of any kind in my HVAC system I want it out, the mentality that it can stay there and it’s fine is fulish as the system turns on and off microscopic particulates will move in and out of your living space and you will definitely breath them in. The air quality of your home or office will only be as clean as the system that produces it. We don’t not clean things simply because we can’t see them, it’s what we can’t see that can do the most harm. Dust will build up in a system fairly quickly and will get damp at times allowing mold to grow and mold releases spores without any movement as part of its defense meconisam so don’t tell me that when your system turns on it won’t blow the spores out into the living spaces of your home. A build up of dust will cause failures to your system over time, equipment that works harder to do its job will run hotter with more strain and this will lead to brake downs and until then the system will run less efficient then it should. The system was engineered to move a certain volume of air through a specific duct size, when that duct size starts to become narowed down with dust build up your system has to work harder to move that air this is why you will end up with a loss of efficiency and eventually breakdowns or failures. I have seen systems develop a significant amount of dust build up in as little as two years, just look at how fast the filter gets clogged up and it isn’t all that hard to believe. As for all the scams that are out there they hurt the industry because people can’t decipher between them and the legitimate companies, BBB is helpful. Recommendations from HVAC contractors will be a good resource and a good company will provide a written estimate with a complete brake down of what they are going to do and why, most of which is comen sence once they explain it to you, then if you spend about 5 minutes watching them once they are set up you can see they are doing what they said they would do and let’s get real would you do a job that should take approx 3 hours per system for $29/$39/59 or something close to that, if you think you are going to get a good job from a comp that has to make money at that price you shouldn’t be mad at anyone but your self for trying to get quality work at a scam price. If it’s done right it will be very beneficial and depending on the size of your system and where you are in the world it’s going to cost you approx $300 to $600 per system large and or older systems may cost even more. Remember a quality job isn’t wasting money but a lousy job is, even if it’s only $29. I’d rather spend $600 on a quality job then $29 on a lousy job!! Good luck..
What if you move into a 20 year old house and find that the people who owned it previously NEVER replaced the filter? It was so dirty that the HVAC system did not work at all. For most people - duct cleaning is NOT a waste of time or money. You must not have allergies. I have very bad ones plus asthma. It makes it very hard for me if I don't get it done every few years. By the way - the ducts get dusty just sitting there - especially without air going through them. Dust settles on them just like it does the furniture.
First of all, I think it is great that there are many companies out there who look out for the customer and protect their interest. Secondly, I think it is also important that customers consider having their HVAC systems checked thoroughly before moving into a new home. I have heard a couple of horror stories where previous owners have not had the best housekeeping skills. Even when the appearance of the home seems it has been well kept, keep in mind that surface clean only goes so far. You can never tell what lies underneath.

Our heater went out last Saturday, which was a cold day. Called a few different places and they were the only ones that called back. The technician Tony came out and after a little testing said the main control board needed to be replaced. He quoted us a total of $489 which seemed on the high side but it was cold and we were somewhat desperate, so we agreed and paid a parts deposit.

For example, if the directions indicate "rinse with water", the added moisture could stimulate mold growth.
What about ringworm? If the fungus is as contagious as doctors warn, and the spores can live several months, doesn’t it make sense to spray some sort of fungus killer into the HVAC system to kill the spores that it has sucked in from the air? Duct cleaning would not be helpful at all here; these spores are microscopic and it could actually spread them further. But given how severely contagious ringworm is, body and especially scalp, does anyone make an aerosol product that will clean the system and kill the fungus? One the resident can use, not call an HVAC company; you can’t do that when you are in an apartment. I hear it’s not the same as mold, it is much more difficult. Truth?
We are all getting migraines several times a month. I have asthma but not ever as bad as it has been and my 2 year olds dr just informed me she potentially has asthma too. We all get sinus infections regularly and eczema and contact dermatitis. None of us have been this way until recently in our apartment. A roof leak with mold was repaired recently mold was sealed off not removed. We also had lead paint removed from a few window trims this year. I wasn’t here to see if they covered the vents. We had mice too. I vacuum everyday we have hardwood floors no one wears shoes past the font door and I’m getting over a cup full of dirt every time I vacuum. Dust on everything daily. White dust. It’s a 4 room apartment with 1 intake. They are filthy from what I can see when I change the filters. The filters are black after a few months. I feel bad to ask the homeowner to get the system cleaned, can’t afford to move (we live in the city & it’s expensive). I am going to try the shop vac to remove what I can. Any experienced hvac people please give your opinion. Should I just get it done and pay for it myself? We have lived here for 13 years. It’s never been cleaned since ive been here. Is it something I can do with a shop vac? Can i use a wet rag to get the powder dust on the inside of the vents off. One vent has what looks like chunks of dry wall or thick paint sitting in the vent and none of the vents screw into the wall, the screws just fall out. No one ever reinforced the area so the wall just basically crumbles. Kind of useless to spend the money on filters since the air and dust just blows out around the sides of the vents and one of the vents just falls right out of the wall when the heat is turned on. I don’t know why the owner doesn’t fix it. He’s been here to replace filters and saw the condition.

If the one noticeable spot is where the wall [or ceiling or floor] is white.......first.....take a pair of needle nose pliers and bend each louver of the register to a straight outward position [as they all come brand new with a slant to each side]....so the register is shooting all supply air straight outward. If its a round register [in ceiling].....no help there. You also should always burn soy or beeswax candles.
I'd have to disagree with all of your statements. Not only are they derived from no experience in the field, you are missing keys facts. Ducts even if air tight will get dirty. If they are not getting dirty, it means they are not working. Your returns side of the duct work is always under negative pressure when the system is operational.Therefore it is always drawing air in. Seeing how dust is made up mostly from dead skin humans shed daily. Around 1.6 Pounds of skin a year per human. Living in your home anything that is air born will be drawn back towards the cold air returns. That is what they are designed for, to draw stale air back to the system to be filtered and sent back through the house.Homes with carpet will actually have cleaner duct work than home with all tile or hardwood. This is because carpets hold onto dust particles and you vacuum them up. Whereas on hardwood or tile, dust can run freely back to the returns. Even if a duct system was sealed 100%, which is next to impossible to achieve 100% would still need to be cleaned. The cleaning may only have to be every 7-10 years for example. Most homes require every 5-7 years. And that's if it was done properly the first time. If you constantly hire people that have no or minimal knowledge of duct cleaning, You home would require cleaning more often. Every 2 years. That's a trade secret, The longer they recommend before the next cleaning, the odds are they did it right. That's not to say there aren't people that lie, because there are. Just have your duct cleaner take pictures before and after cleaning. Not just an outside view. Get in there, picture entire joist liners, Whole main runs and even long round pipes. Also it helps to have a company that guarantees their work. If it's not done right, they will come back and do it until it is. Most companies that do this make sure it is right the first time. Your not getting paid to do the job twice.
Good article, but it fails to point out that leaky return-side ducts could be drawing dust and allergens into the duct system from the enclosed spaces in which they run, e.g. between walls, below floors, attic. So duct cleaning may only be a temporary solution. The homeowner can get a home energy audit -- free in many states -- to determine if they have significant duct leakage. An Aeroseal dealer may be able to effectively seal up the duct system without needing to tear into walls etc to get to the ducts.
One of the best ways to know if your ducts or vents need to be cleaned is to just check them. Your eyes will be able to check for indications of mold, dust or pollen buildup. You might also be able to smell the presence of mold, which would be a clear indicator. Ductwork will have some buildup of dust, since the return registrars pull air back in. However, this doesn't mean your ducts have too much debris, and you can easily clean them with a duster or vacuum.
A little simple math can help determine the size system you need. A rule of thumb is 20 BTUs per square foot. So, a 500 square foot room would need 10,000 BTUs to cool or warm it efficiently. This assumes that you live in a temperate region and have adequate insulation with no energy loss. In the real world, all units have some degree of energy loss. But Tim, doesn’t this mean that a less-than-honest air conditioning company can just charge what he wants and say that it’s a difficult job? No. You see, dishonest contractors, typically, aren’t the brightest people (I figure if you’re still reading this, you’re warming up to me so I’m taking off the training-wheels). They aren’t smart enough to take difficulty into account, and will probably get confused if you ask them about it. They will tell you things like, “that’s how much the unit costs,” or “California has a new law that magically adds $5,000 to the price.” Trust me, follow your gut, and you’ll be able to tell who the honest contractors are...or just use one of our ASM-approved contractors.
The liquid refrigerant is returned to another heat exchanger where it is allowed to evaporate, hence the heat exchanger is often called an evaporating coil or evaporator. As the liquid refrigerant evaporates it absorbs energy (heat) from the inside air, returns to the compressor, and repeats the cycle. In the process, heat is absorbed from indoors and transferred outdoors, resulting in cooling of the building.
We installed a TRANE XL18 HVAC with a TRANE HV80 furnace 16 years ago and it still works great in Tucson, AZ. We inquired into a replacement for the future since the R-22 refrigerant will be off market at the end of this year. Our maintenance folks want to sell me a new system anyway (even though the TRANE works great). We are considering the BOSCH Inverter heat pump as a lower cost option down the road. Watch out for the tricky salesmen trying to sell beer at champagne prices though. Get estimates on whether you need to replace your current system and how much it could cost. And if they are factory certified.

A year and a half ago (fall of 2015) we replaced the furnace and air conditioner. From what we could determine this was the third forced air furnace and second air conditioner unit for the house. As part of the installation, we changed out the two 6″ ducts feeding the second floor with 8″ ducts. The idea was to get more cold air to the second floor in the summer. It worked and for the first time the second floor and first floor temperatures were the same when the air conditioner was running. Of course, to make the system work I close down upstairs duct damper doors in the winter and open them up in the summer.

Is there a such thing as a PQ-15 valve? No…but how do we know? And oh, by the way, there are only two types of line-sets: 3/4 inch, and 7/8 inch. All modern equipment runs on a 7/8 inch line-set, so the only time they’ll have to change something is if you have antiquated 3/4 inch line-set from the 60’s or 70’s. I’m digressing though…the point is that they can easily prey on uninformed consumers…like you, baby bird! Don’t worry though…you’ll be flying by the end of this article.
WELL, this summer when I opened them up we had black dust spewing from one of the upstairs vents. It resembled the fuzz that comes off new towels. This prompted us to look into duct cleaning. We heard from someone who had it done several times, said it was worthwhile, and knew of a firm that did a good job. The small size of the plenum forced him to connect the 8” round vacuum hose from the truck to the 10” square opening from our humidifier unit. As a homeowner and an owner of rental property I can tell you that the air ducts sometimes need to be cleaned. If you have had pets or anyone smoking in your home (even a visitor) for any length of time, having the ducts cleaned is really good idea. I had a tenant who did not smoke, but got married to a smoker more than year after moving in. When I realized someone was smoking I had them move out, but the smell was awful. I had the ducts cleaned and sanitized (it was a bit extra). The ducts were shiny like new afterwards. I left the windows open for a few days and we cleaned the place super clean and then replaced the carpets. The duct cleaning was worth every penny because the house looked, smelled, and felt new afterward. I plan to have my own house ducts cleaned again this year as we have two cats. We had them cleaned about 12 years ago and they found building materials in the ducts! If you move into a house that has never had them cleaned, it is good to do it. If you have allergies, clean the ducts to see if it helps. You never know what is in your ducts if you have never had them cleaned.
"Customer service was great, and the price was in-line with other places, and fast service. We had a whole replacement of the outside and inside. I would have liked to see a better install for the furnace and new thermostat - the new thermostat should have gone where the old one was, and even tho the new furnace was a tight fit, they didn't offer to come back and repair the case molding, or give me a discount on the damage done, and I believe they should have put a disconnect box on the outside of the home, to make it easier for any future repairs needed. Other than that, am very happy with the cooling and heating!"
